How Matthews™ Turned a Once-in-a-Century Portfolio Sale Into a $39M Outcome

Matthews™ represented the seller in the $39 million disposition of the Kingsley Orchard Realty Portfolio, a 120-unit multifamily portfolio spanning three properties in Somerville, Massachusetts. Built in the early 1900s and held by the same family for more than a century, the portfolio had never previously been offered for sale, making the transaction an increasingly rare generational opportunity in Greater Boston. Comprising 18 Day Street, 49 Dover Street, and 123 Orchard Street, the 100% market-rate portfolio offered significant scale in one of the region’s most supply-constrained multifamily markets. After building the relationship over time, the Matthews™ agent earned the opportunity to represent the seller and guide the portfolio through its first-ever sale.   Challenge Bringing a century-old family portfolio to market required a strategy capable of capturing the full value of an asset with virtually no comparable ownership history. Maximizing price was the seller’s primary objective, but elevated interest rates, geopolitical uncertainty, and ongoing rent-control discussions in Massachusetts created a difficult environment for investor underwriting.   At the same time, the portfolio’s scale, proximity to Davis Square and the MBTA Red Line, and access to Cambridge employment and educational centers created a compelling investment story. Recognizing both the rarity of the opportunity and the challenging capital-markets environment, the Matthews™ agent focused on creating enough market depth and competitive tension to push pricing beyond conventional expectations.   Strategy Rather than relying on the portfolio’s scarcity alone, the agent launched a comprehensive marketing process designed to reach the broadest possible pool of qualified investors and create sustained competition. Matthews’™ marketing capabilities and proprietary technology helped maximize exposure, while positioning emphasized more than 100 years of continuous family ownership, the portfolio’s 120-unit scale, strong Somerville location, and future value-creation potential. Extensive outreach translated into numerous property tours and a deep pool of offers, giving the Matthews™ agent the leverage needed to conduct more than three rounds of competitive bidding. By carefully managing that competition while maintaining transaction momentum, the agent continued driving pricing upward without sacrificing the seller’s desired timeline.   Result Competition generated through the marketing process ultimately produced a $39 million sale at a mid-4% cap rate, with pricing outperforming initial market expectations. Multiple rounds of bidding allowed the Matthews™ agent to fully test the market rather than accepting an early indication of value, creating additional upside for the seller while keeping the transaction on schedule. For a family selling properties it had developed and owned across multiple generations, the outcome successfully addressed the transaction’s most important objective: maximizing value on a once-in-a-century disposition. The combination of the agent’s Greater Boston multifamily experience, longstanding relationship development, technology-driven exposure, and disciplined competitive execution helped transform an exceptionally rare offer into a standout result for the seller.

How Matthews™ Secured a $19.3M Multifamily Sale on Cape Cod Through Years of Persistence

Matthews™ successfully facilitated the $19.3 million sale of a newly constructed, 53-unit multifamily property located at 850 Falmouth Road in Hyannis, Massachusetts. Completed in 2023, the property represented a rare investment opportunity in Cape Cod’s limited multifamily market. The Matthews™ agent represented the seller, connecting the asset with a qualified local buyer seeking to expand its regional portfolio.   Challenge The transaction required navigating years of market volatility, rent control uncertainty, and property management changes in an increasingly challenging investment environment. With few comparable properties on Cape Cod, establishing market expectations and identifying a buyer capable of executing a complex transaction presented additional obstacles. The agent maintained consistent communication with the seller, managing expectations while preserving momentum through shifting market conditions.   Strategy Through persistent prospecting and relationship development, the Matthews™ agent positioned the property to attract qualified investors despite ongoing market uncertainty. High-quality marketing materials highlighted the asset’s exceptional construction, modern amenities, and scarcity within the Cape Cod multifamily market. The agent leveraged local market knowledge, proactive communication, and disciplined buyer sourcing to identify an investor with the operational capabilities and long-term vision necessary to complete the acquisition.   Result After multiple years of strategic execution, the Matthews™ agent successfully closed the transaction for $19.3 million, achieving the seller’s objective of monetizing a newly developed asset. The buyer acquired a high-quality addition to its Cape Cod multifamily portfolio, with plans to self-manage the property and support the region’s housing needs. The sale reinforced Matthews’™ middle-market presence in Greater Boston and Cape Cod, demonstrating the value of persistence, market expertise, and consistent execution through challenging conditions.
